This contemporary development on the outskirts of Carbis Bay was designed to sit comfortably in a challenging rural, coastal boundary site. Varying boundary conditions and historic context shaped the number and scale of the proposals, alongside viability checks from the developer client. The location and massing of each home within the development was also carefully modelled to maximise each plots view of the Hayle estuary and across to Carnmenellis moor, whilst creating welcoming shared spaces between.
The development delivered 12 affordable homes alongside 18 open market homes with a tenure blind approach and high levels of external amenity space. Each new home was designed with a fabric first approach as a highly insulated external envelope to minimise the heating demand of the occupants, reducing operational energy costs.
Featuring traditional roof forms and extensive use of natural, local materials helps to ensure the new development sits well in it's setting and provides a high quality and robust finish throughout.
