Poynton Bradbury were appointed by Cornwall Council in 2019 to develop a high-level masterplan proposal to assess the feasibility of the redevelopment of an existing housing estate in Saltash. The proposals sought to reinvigorate the site’s values and Sense of Place, whilst providing over 220 new high quality residential dwellings.

The proposed site layout incorporates a street system based on shared surfaces that prioritise pedestrians and cycles over cars. A series of small squares and formal public open spaces are created at key points to enhance the sense of place and aid legibility as people move through the new neighbourhoods. These new open spaces help merge the parkland edge further into the development improving connections to the park and allowing more homes to enjoy views out across the river. The development proposes a stronger formal built edge to the open parkland and river.

The masterplan incorporates landscaped vegetated water basins to manage surface water drainage from the development, and minimise risk of pollutants from entering the River Tamar. Locating these basins within the edge of Saltmill park aims to enhance the landscape character of the public open space and increase opportunities for biodiversity and variety within the park.
